Department: Real Estate Asset Management
|
Job Summary: The Senior Analyst will support a Real Estate Asset Manager in the analysis of Commercial Real Estate Owned ("REO") assets. Analysis will include, but not be limited to budgeting, leasing, selection of a management company, vetting appraisals and broker opinions of value, NPV and cash flow modeling, underwriting of securitized loans for new CMBS investments and ad-hoc project support. The key job responsibilities of the Senior Analyst are as follows:
Job Duties and Responsibilities:
- Track property-level, and tenant information and input same into LNR Partners asset management system.
- Maintain REO asset status comments in LPAMS and produce Asset Status Reports on a weekly basis.
- Analyze financial statements, rent rolls and other property level information for specific assets across various property types (office, retail, industrial, multi-family, hotel, etc). Analysis includes normalizing, reviewing and comparing operating expenses, rollover schedules, and where applicable, preparing trailing 12-month financials and pro forma’s.
- Prepare select property valuations in LNR’s proprietary cash flow model for review by Real Estate Asset Manager (including gathering market research data and speaking with local sources).
- Cash flow modeling for Commercial REO assets using ARGUS Software and Excel.
- Coordinate efforts with in-house/outside legal counsel, property managers, brokers and other third parties, as needed.
- Contact and evaluate property managers and brokers for the management/leasing and disposition of REO assets.
- Research market and tenant information on public records databases, such as Bloomberg, Lexis/Nexis, Hoovers and others.
- Review terms of commercial real estate leases and management agreements; prepare lease abstracts and internal approval memorandums for review by credit committee.
- Drafting detailed Consent to Sell Memorandums for the disposition of REO assets.
- Presenting and discussing REO assets at the monthly department meeting.
- Domestic travel required.
Knowledge and Skills:
- Excellent organizational skills.
- Ability to work on multiple tasks with multiple people. Self-starter and self-motivated.
- Prior financial analysis, preferably in real estate, or other applicable real estate background.
- Strong verbal and written communication skills.
- Developed presentation and public speaking skills a must.
- Good computer skills including Word and Excel.
- Knowledge of ARGUS Software preferred.
Education and Experience:
- Bachelor’s Degree in Business Administration, Finance, Economics or Statistics.
- 2 years related work experience preferred
- Experience with commercial real estate leases or structured real estate finance preferred.
- MBA with emphasis on real estate and/or finance may be substituted for a portion of work experience
- Certifications: None required.
- Applicants must have U.S. Work Authorization.
